I was wondering what steps do I need to do to transfer a house that I inherited when I was a child (but now I'm almost 30) to my mother. She has been living in the house for the last 25 years. The house is paid off. I live in a different state and my brother (who also inherited the house when he was a child and he is over 20) lives in a different state from the house that is in our name. How do I give this house to my mother?

If you are transferring this property as a gift to your mother, then you and your brother need to sign a quitclaim deed in her favor. In case, if you are selling the property to your mother, you can sign a warranty deed.

I would use a warranty deed even thought it is a gift. Make sure you inform the clerk when you record the deed it is intrafamily so you are not liable for a change in taxes.
