hello, i own a property with my sibling. we live in different states and my sibling resides in the property which is located in ga. i want to be removed from the property (mortgage). my sibling is working with someone to do a streamlined refinance. since i live out of state, they have suggested that i do a quit claim deed and they will submit this at the time of the refinance. is filing the quit claim deed the only way for this to be accomplished? can i just give my sibling a power of attorney so that at the time of the refinance i can be removed from the new mortgage?

Mostly people prefer signing a quitclaim deed to remove their name from the property deed. However, if you want you can give your sibling a power of attorney as well. However while drafting the power of attorney, take the help of a lawyer. He will help you in drafting the power of attorney in a proper way.
