Quick question... My partner and I bought a home together 4 years ago. Recently, (May) we refy'ed the house and I only am on the loan. But, both are still on title. Since then we have split. She moved out at the end of July and is living across town. She comes over whenever she feels like it and takes things unannounced and unauthorized.

Now my question... Since she does not pay for anything at the house, rent, utilities, etc... is she still entitled to what equity is left in the home?

Possibly, you need to contact an attorney. You need to be able to prove that you alone make the payments. First try to get here to sign over her rights to the house. If she won't you will have to take her to court. The problem is the court may force you to sell it and give her 1/2 of any proceeds left over.
