Can I remove another party off a deed in order to sell the home or rent it?

I purchased a house to remodel and flip, I fronted the money and my exboyfriend was going to do the work, We are both on the deed. 3yrs later the house is a public nusience and is behind $4500 in taxes. The County is threateneing to forclose. I've tried to give him the house for free (QC) or take sole owership from him...no strings attached. he wont respond to anything. Can i remove him or myself from the deed without his consent or signature?
Unfortunately, you are not able to forge any ones signature. Deeds need to be notarized and recorded. You can rent the home out at any time, as you are the owner.

I would like to sell it or get my name off it somehow? I know i cant sell it without him and he will not coorporate. But, can i get my name off the deed without his signature?

you cant. You have to have a live notarized signature, unless you had a power of attorney over him.
