how remove a deed of trust from title when trustee cannot be

i am trustee of a property in arizona, in trying to get a loan on the property a deed of trust was discovered during a title search,the note was to be paid off 90 days after close of escrow.The beneficiary of the deed (seller) was allowed to stay on property 6 mos. after sale.The buyer/owner of property has since passed (I have recieved deed of instrument for property from probate court) I have had no luck locating the person on this deed. What steps can i take to clear title

I would suggest you to contact a real estate attorney and take his opinion in this matter. He would suggest you as to what you need to do in order to clear the title of the property.
