I am buying my ex spouse from the equity in the home. There will be some cash given to her for her part of equity. i want to remove her name and keep my name on title. I will then be refi in my name only. would i use quickclaim or bargain and sale deed?

As there is a mortgage on the property, it will be better if you could contact your ex-spouse and ask her to sign a quitclaim deed in your favor. Once she does so, you will become the owner of the property. This will help you in refinancing the mortgage in your name.
