i have a tax deed with 3 siblings and me on it. my siblings want to be removed. when the state prepared the tax deed they also stated and their heirs, we didn't ask for heirs to be put on the deed. when my siblings sign before the notary will it also remove their heirs? if in the future i decide to sell the property would having a quit claim deed instead of a warranty deed create a problem?

As far as I can understand, if your siblings are removed from the property deed, then their heirs will not be able to claim any ownership to that property. I don't think there would be any problem in selling off the property if you have a quit claim deed.
