my husband owes child support. he is not on the mortgage but he is on the title. can a quit claim deed remove him from the title and prevent from a lien being placed on my home because of his backed up child support? can a quit claim deed be processed even if we are not in the process of divorce?
Welcome mvasquez,

Your husband can sign a quitclaim deed and transfer the property to someone else. Thus, he won't remain the owner of the property. In such a situation, the lien won't be placed in the property as he does not own it. Your husband can transfer the property to you though both of you are not in the process of divorce.
