I am on the title with another party. The mortgage is in my name, but the other person has not fullfill their financial obligation to the property; such as help paying the mortgage, taxes, insurance, etc. I want this person off the title. What are the steps to sue this person and have them removed from title.

Do you have documents stating that the other party has financial obligation to the property? If yes, then you can sue the party, if not then I don't think you will stand a chance in the court. If you do not want to go to the court, you can ask the other party to quitclaim the property to you and give away all their interest in the property.

i won't advice you to sue the other party however, you can ask the other party to either pay off the mortgage or to sign a quit claim deed giving away the ownership of the property to you.
