i need to remove my brother from the loan and the deed. is it that i have to refinance to do that? or my main concern is the deed. how can i get his name off of my property without spending any money?

Welcome Margiekhan,

You will have to ask your brother to sign a quit claim deed in order to remove his name from the property deed. Once he does so, you need to contact the lender and refinance the mortgage in your name.
