Me and my friend bought a property and lived for few years together. Then suddenly one the day he left the house… rather abandoned it. This person is still on my property deed. How can I remove him from the property deed?

Well, if you wish to remove his name from the property deed, then you will have to ask him to sign a quitclaim deed in your favor and remove his name from the property deed.

It is true that unless your friend signs the required deed, you won't be able to remove him from the deed. If his name remains on the deed, he can claim his share of the property at any time.
