my mother co signed with me to get my home 14yrs ago she had fallen on hard times and was not able to pay some of her creditors. i keep being denied for refinance because my mom's debts. will a quit claim deed remove her from title/mortgage so that i can refinance my home.

Your mother will have to sign a quit claim deed in order to get her name removed from the property. As far as the mortgage is concerned, you'll have to refinance the loan in your name.
