is there a timescale that you can remove joint name off mortgage if joint owner absent and whereabouts not known?

I have owned my propery for 14 years, and divorced 9 years ago and had 2 little girls from my marriage,it was solely in my name, and i got into a relationship rather quickly with someone who turned out to be a very bad egg,i wasnt of right mind at the time and got pregnant very quickly too.
I tried to make it work as i'd had a broken down marriage and wanted a family home for my girls.
I wanted to remortgage to do extension but couldnt on sole mortgage so was told to apply for joint mortgage with my then partner which i did.
I had my 3rd little girl with him, but he then went on to do a lot of very bad things and i managed to get out of the relationship with my 3 little angels,however, my problem now is that it was 4 years ago, but he is still on my mortgage as a joint owner, and his whereabouts are not known, i was in relationship with him for 4 years in total, he was made redundant 5 times in that time
( i have no idea to this day why ) he was only on the mortgage 18 months before he left and that was nearly 4 years ago now and i am at my wits end as i have built my property up to leave some equity for my children when i am gone, had legal advice for the last 3 years which has finally come to the decision that my options are limited, does anyone have any positive advise for me??? His family are also not in contact with him and i am no longer in contact with them either as they are regrettably of the same callibre as him, he is not of the local area,

as the property deed includes the name of your partner, he will have to sign a quit claim deed in your name and remove his name from the deed. unless he does so, he will remain on the deed and will be considered as an owner of the property. if his name is on the loan, then you can refinance the loan and remove him from the mortgage.
