The couple have been divorced for over 10 years; one spouse still lives in the home. The deed and mortgage are still in both of their names, he never got her name taken off the home or mortgage. Now he wants to sell and she wants her name taken off the home before it sells. What is the best thing to do?

the person who wants to take her name off the deed can sign a quit claim deed and remove her name. however, this won't release the person from the mortgage liabilities. after the property is sold off and if the mortgage dues are not fully paid off, then the lender can even come after her to collect the dues.
