removing names off of a deed

my parents would like their name removed off the deed. looking at the paperwork this is where i get confused as i see a few discrepancies. parents name are not in the mortgage, only my wife and i are the borrowers. my parents, my wife and i are on the deed listed as joint tenants.

according to the san joaquin county, house in tracy only title, escrow or attorney can do grant deed, now two companies said there is liability involved and it is not worth for them to do it. others said they are not permit to do unless it is a refinance or a new purchase. all of them said just go to an attorney who takes care of real estate issues. according to the county this will be a grant deed not a transfer deed.

If your parents want to remove their names from the property deed, then they will have to sign a quit claim deed in your name and your wife's name. After this is done, you and your wife will be able to refinance the loan in your name. Thus, you would become the sole owner of the property as well as the mortgage.

Yes, After quit claim property you not only responsible as a home owner but also responsible for mortgage payments.

My wife and I been doing the mortgage payments since I bought the house. My parents were needed only for qualifying the loan. We don't want to refinance just remove their name at their request.
We contacted another escrow company and they said:

After I got married we did the refinancing and added wife name to grant deed with the existing names of both of my parents and then only my name and wife appear on Mortgage after that I. At that time the document was INDIVIDUAL GRANT DEED. Interspousal transfer deed.

If only you and your wife on on the Mortgage, you're the only two that should be on Title. Use the Quit Claim process to return your Deed back to normal - where it was when the two of your originally got your mortgage.
