I bought a condo a few years ago with the mortgage in my name only, also put $30,000 down payment. I got engaged, added him onto the title, we broke up and he's gone, can't find him, no idea where he is. I'm aware of the quit claim, but can't find him to try to get him to voluntarily sign himself off the title. He is an immigrant and may have returned to his country, but the bottom line is I cannot find him and his whereabouts are unknown. Is there any way to get him off, anything to file??? I would really like to sell the condo, but obviously cannot do so if he does not sign. Please HELP!

If you want to remove your partner's name from the property deed, then he needs to sign a quit claim deed in your favor. As you are unable to trace him, I would suggest you to contact a real estate attorney and take his opinion in this regard. He may suggest you how you may be able to remove his name from the property deed.
