removing my son from grand deed

i bought this property in 2001, me my wife and my son in the grand deed, in 2003 i remove my son from the title but for any reason the records don't remove him, now i have some liens on the property on my son name, my question is can i remove him with a quit claim deed? he is no longer in the mortgage. thanks
Hi magohernz,

You can ask your son to sign a quitclaim deed and transfer the property to you. You should then record it at the county recorder's office. However, if the lien has been already placed on the property, then you will have to pay them off. They won't be removed from the property.
