i am renting to own a house. can i have the owner to sign a quit claim deed to make sure; he cannot sell the house to anyone else? or would i have to get an attorney to settle this matter?

You can request the owner to sign a quit claim deed in your favor. If the seller agrees then it's good for you. In case, the seller does not agree, then you can contact an attorney and get an agreement drafted which will state that the seller will not be able to sell off the property to anyone else when you're making the payments. The agreement should be signed by both you as well as the seller.
