buyer willingly requests to return property because of economical reasons. Will a signed and notarized simple warranty deed be all that is necessary?
if there is no mortgage on the property, then you can ask the buyer to sign a warranty deed and transfer the property back to you. however, if there is a mortgage on the property, then the buyer needs to sign a quit claim deed to transfer the property and then you need to refinance the loan.
