What rights do I have if I Quit Claim Deed my house?

I owed someone money and I couldn't afford to pay them and I needed help with my mortgage payments so I Quit Claimed my house to a friend. He was going to rent the property and pay the mortgagae, if not enough then I would pay the difference in the loan payment. But he rented the property pocketed the money and now my house is going to be foreclosed. Can I get the house back and how do I do this? The mortgage company is wants to help me keep the house by lowering my interest rate even after a year of non payment but I am not going to sign anything unless I have legal rights to the house! Please help me!!

Your friend will have to reverse quitclaim the property to you. It is only then that you will get legal rights to the property. As the mortgage company has agreed to help you, you should convince your friend to reverse quitclaim the property back to you. If he is not reversing the quitclaim deed, you can also take the help of an attorney and sue him in the court. But you will have to prove that he has taken the property under a false pretension.

You gave the property to your friend who now owns it. You have no right to the property, but are still liable for the mortgage.
