quiet title

my elderly mother and her sister were joint tenants fot the house they resided in. my mother wanted a will, and got a living trust. a guit claim deed was recorded for 50%. her sister passed away. it was not until that my mother found the trust severed the joint tenacy. my aunt has children who don't want the property, will probate it or not pay taxes on their mother's 50%. my mother has been saddsle with the supplemental taxes, and cannot afford to pay for probate. can a quiet title reverse the quit claim deed?

In my opinion, you should contact an attorney and take his opinion in this regard. As your mother's sister is deceased, I don't think a reverse quitclaim is possible. Moreover, as there's a will, the property has to be probated otherwise, the transfer of the property would not be possible.
