i have a friend whose husband insisted she sign a quit claim deed as they were on the way to be married. she was four months pregnant at the time and believed the marriage would not occur unless she signed the quit claim deed. as you can probably guess, this marriage has gone from bad to worse. what can she do to get the quit claim reversed?

Once the quitclaim deed is signed, and then notarized and recorded in the county recorder's office it becomes very difficult to reverse the quitclaim deed. So is the deed notarized and recorded in the county recorder's office in your friend's state? If not then the deed will not be considered as a valid deed.
You friend can even ask her husband to quitclaim the property back to you.

Can she prove that she has signed the quitclaim deed under pressure or the deed is not valid? If she can prove that the quitclaim deed that she has signed is not valid then she will still remain the owner of that property.
Consult with a lawyer as soon as possible.
