Hi, I would like to know what should be our first steps in determining what to do. We owe more than the current value of our 3 yr old home. My husband is getting military orders to relocate, what do we do?? we have never missed a mortgage payment. Would it be better to rent out our home? and if so, could we purchase another one in our new town?Or if we rent out, should we rent in our new town? Obviously, we have no clue where to begin! please help

I would recommend trying to rent and hold your current home until the market recovers. If you're being relocated out of state you'll want to contact a real estate agent or company that offers property management services so you don't have to deal with any potential issues that may come up.
You maybe able to purchase another home in your new area depending on a few things.
