can my mom sell a house that she is grantor on?

My mom's late husband willed his house to his adult daugther giving my mom lifetime rights only. He bought it before they married. They took out a deed of trust on the property 2 years ago listing her and him as grantors. In the debit part his name only appeared not her's. Is she responsible for the loan and can sell it being she is a grantor?

Your mother's name is not mentioned on mortgage docs. Thus, she is not responsible for paying the mortgage. She won't be able to sell off the property as she just have life time rights to the property. However, if the owner of the property wants to sell it off, she or he will have to take your mother's permission.
