my father-in -law has a life estate on a property which my husband is the individual who the property is vested in. he forged my husband's name and took out a loan on the property. now that the leen has been removed from the property(he took out another loan to pay the original loan off)' he wants my husband to sign a quit claim deed. why does he want my husband to sin a quit claim deed?

As your father-in-law has took out a loan by forging your husband's name, it is quite clear that he now wants to get back the property from your husband. In that case, if your husband quitclaim the property, the loan will still be in his name. And he may have to pay it off. Otherwise, it will affect his credit.

What your father-in-law has done is a kind of fraud. And before your husband quitclaim the property, he can take the help of an attorney general and proceed with legal action against him.
