my boyfriend bought a house with his ex before we got together. he realized it was a mistake, but she is still living there while he is not and he is still paying half of the mortgage every month. she refuses to talk about what to do with the house, in hopes they'll get back together and i think he needs to take some action. he wants his name off the deed and out of this situation. would a quit claim deed be appropriate for this situation? does he need her to sign it ( i can imagine her refusing)?

Your boyfriend can sign a quitclaim deed. But this will remove him only from the deed and not from the loan. To get his name off the loan, he needs to get the loan refinanced in her name which is not possible without her knowledge. However, you can request the lender to take your name off mortgage and discuss with them other options you may have in this situation.
