can i transfer half of property to my son if the house has a morgage

my man has deceased and i have inherited the property.she had a small morgage on it,i have decided to rent the property as it hasnt sold. i would like to sign half the house over to my son,is this possible as it has a morgage
cute, it is possible to do as you wish. keep in mind, however, that the lender to whom you pay the mortgage may not be too pleased. generally, you need to notify them of any changes in the title of your property; and they will then (usually) require you to refinance or pay the loan off.

Cute,

I am confused, on the he and she part. Is the man your husband/boyfriend? And who's name is the mortgage in? You put she. If you are wanting your son to own half, you or him will more than likely have to purchase the home and then add him either to the loan or to the title.

im sorry i confused you,i meant my mam has passed away and i am sole owner of the property and have a small morgage on it. i wish to give my son ownership of the property. thanx for your reply
