hello, we signed a quit claim deed which added my adult stepson to our first home (before we moved into our current home), since he did not have good enough credit to buy it from us. my wife and i are the only ones on the mortgage, but he is on the deed with us. the original agreement was for him to pay the mortgage payment. he has not made payments, so we are making payments on both houses. he will not release interest in the house, so we cannot sell it. he is essentially living rent free and we want to sell the house or rent it to someone who will pay the rent.
is there anything we can do to get him off the deed?

Unless your stepson signs a quit claim deed and transfers the property to you and your wife, you won't be able to remove his name from the house. Unless his name is removed from the property deed, you won't be able to sell it even. As far as renting the property is concerned, you can do it but you need to take his permission in that regard.
