Special Warranty deed default

I am the grantor on a Special Warranty deed in Texas. The deed states that the grantee must complete the terms of the original promissary note. The grantee has been continuously 30 to 45 days late. She is either a horrible liar or her Chase branch is really inept. Every month she gives a story of how she deposited the mortgage payment and the bank screwed up. I have forwarded a certified demand letter. The demand date has now passed. What is the easiest method of terminting the Special Warranty deed. Do I need to file a default notice with the county?

you cannot terminate the special warranty deed. you will have to ask the present grantee to sign a quit claim deed and transfer the property back to you. this will make you the owner of the property once again.
