Death of spouse and jointly held property

currently the deed to my house has both my husband's name and mine on it, but the mortgage is entirely in my name. my husband died in february. (we do have a will leaving everything to me). i cannot seem to find out how to go about removing his name from the deed. a local title company suggested a quit claim deed, but since my husband is no longer living, i do not see how that can be done. from what i understand the registrar of deeds only records them, and does not have anything to do with making changes. i would appreciate your advice.

You've mentioned that your husband has left a will. You will have to probate the will and record it at the county recorder's office. Once you do so, the property would be transferred in your name as per the will.
