concerning life estate rights of step-mother

Dad and his wife quit-claimed me a farm but he held life estate clause in it. Their home is on a different piece of property that upon his death was willed to his wife so she owns that land and the home sitting on it, but what kind of rights does she have toward my home and farm that was quit-claimed with life estate? For instance, can she claim ownership to sell or build? Can I sell or will this property to someone? I don't know if I need to make a will or not? There is no need if I don't have the rights to the place..... please explain......I am very confused.............???????????

Your father's wife won't have any rights to the property which has been quitclaimed to you along with the life estate clause in your father's favor. After your father's death, the life estate clause will become null and void and you would become the sole owner of the property. After your father's death, you have the sole rights to sell off the property to will it to anyone else.
