Hi vholsky!

Welcome to forums!

Your father and you can go for a joint tenancy with rights of survivorship. After your father's death, you would become the owner of the property. You won't have to go for a probate. You will have to contact a real estate attorney in this regard who will help you in drafting the deed.

Feel free to ask if you've further queries.
