can I transfer my portion of real estate to my grandchildren if my deed has a right of suviorship to my son

If your son and you own the property as joint tenancy with right to survivorship, then you won't be able to transfer your share of the property to your grandchildren. Your son will become the owner of the property after your death. If you want to transfer your share of the property to your grandchildren, then you'll have to change the type of ownership that you have with your son. You can contact a real estate attorney and he may help you in a better way.
