I am a co-mortgagor with an ex-girlfriend and we have not been together for a few years. By having my name on this
mortgage it keeps me from doing anything for myself as far as buying a house or anything. I can't do anything as long as my name is on the mortgage.

you have two options
1. ask you ex to refiance the loan in her name andafter tat you can give her a quit claim deed
if thats not possible
2. if you can show enough income and also good credit you may eb abel to qualify for another mortgage
but if your ex is still making payments on time with out and defaults it is helping your credit score also

If you want to remove your name from the mortgage, you'll have to ask your ex-girlfriend to refinance the mortgage in her name. Once she does so, your name will be removed from this mortgage and then you can apply for another mortgage to purchase a house of your own.
