We live in Los Angles, CA. In 1996, my wife's father died, leaving her, and her then minor aged sister the house. The house was held in trust by her step mother. Her sister is now 21, and we would like to put the house in their names. We need to do this quickly so that we can take a small loan out on the house to do many repairs...and we cant until the house is in their name. How do we go about this? We have already been to the assesors office and the tax bill is coming in my wife's name. Please help!
it must be done through a probate court
if it is a smaller valued home you may get it done with a summary probate.
Which you could probably do on your own (I did one when my Dad died) just be reading up and following directions through a book sold by nolo press
