Am I resonsible for the taxes on a property that has been quit claimed to me and my sister by my mom...My mom lives in the house with her husband in Michigan, the house is paid off. She is in Michigan and if you don't pay the water bill which is tied to your property taxes they can put a lien on your house. She quit claimed the house to my sister and I at least 20 years ago. Now they are in the rears with the water bill and the taxes, am I responsible? My name was never on the mortage.

Normally, the owner of the property pays the property taxes. As you have been quitclaimed the property, you are now the owner of the property. So, you will have to pay it off.

However, you can check if the change of name, address, description or valuation has been made on the tax rolls or not when the property was transferred to you. This is mainly done in the County Treasurer's Office or Tax Assessor's Office. If yes, then you will have to pay and if not then you do not. However, you can pay off the taxes in order to save the house from the tax liens.
