On the death of both the joint tenants with right to survivorship, the property will form part of their estate. If they have left any will, then the property will be divided according to their will once the probate is complete.
If they haven't left any will, then the estate left by them will be divided by the court as per the laws of Intestate Succession. The local probate court will distribute the property amongst their heirs.

3 siblings are left land w/out rights of survivorship. One dies, leaving wife and his children. Wife has no children. Wife dies. Where does his 1/3 go? Back to siblings to divide in 1/2 or his children? Wife's family involved in any way?

thanks James for quick reply. Got attorney yesterday. Attorney for buyer brought up the issue. She claims tennancy common. This may reopen probate for deceased co-owner's heirs. Lesson to be learned: Lets get our legal house in order before we leave this world.
