it's talking about the interest of the the first party in the land along with any buildings, fixtures, and rights tied to the land - which is located in ___ County in ___ State. After "to wit:" is where the legal description of the property goes.

I agree with guest here. But I would also like to mention that the legal description is the most important part of the quitclaim deed. It's the legal description that conveys the identity of the property. It should be added as an Exhibit and the county recorder will not accept the deed without the legal description.
