Who can be held responsible (sued)

I bought a home 5 years ago. I am now tring to sell it. During the closing there was a problem with the title from the owner who died in 1984 and left it to his wife in his will. That will was probated. The wife died and left it to her heirs in a will which was probated. I have title insurance. My closing attorney said the title searcher missed this from 1984. I have a contract on some land that I was going to buy with the proceeds from the sell. The buyers are talking about backing away. So I will have my old mortgage without a clear title and new mortgage plus I was renting while we built a house and will be out that money. Can I hold anyone legally responsible sue them for any money.
Make a claim on your title insurance. Talk to your closing attorney.

I suppose that's the right thing to do - claim your title insurance coverage.
