I have a surface deed to a property of 6.76 acres, it once was part of 45 acres that was divided among children. My neighbor who has 12 acres claims he has a "title" to my mineral rights through heirship, but he only has surface rights to his 12 acres is this possible? Can he have mineral rights to mine and not his when it was all the same property at one time?
