my fiance wants to add me to the title of his home. he currently has a mortgage which i am not on. he wants to refinance prior to getting married.if my name is added to the title prior to the refinance (and getting married) can i be excluded in the refinancing of the home. later we want to buy another home and i do not wish to have his current home on my credit. living in new jersey is this possible.

in all likelihood, whoever he seeks out as a lender is going to need you on the mortgage documentation as well. better to let sleeping dogs lie, i suspect.

As far as I know, once you are added to the property and your fiance tries to refinance it, the lender will ask him to include your name in the mortgage as well.

Thank you for your response. Since it appears as though the lender will require my information on the mortgage would it then be more feasible to add my name after the refinancing is done.

Both the things can be done simultaneously - your fiance can add your name to the property first and then refinance the property in both names.
