i was purchasing land from a woman who died, paid it off and her son sent me title with previous owners names. how do i make sure everything is ok to transfer the title into my name so that i can sell it.

You can contact a title search company or the county recorder's office in order to find out if there is a lien on it. If there is no lien on it, then you need to ask the deceased owner's son to file an affidavit of heirship at the county recorder's office and transfer the property in his name. Then, he should sign a quit claim deed and transfer the property to you.
