So recently me and my girlfriend split. She has her name on the title of the house. I'm getting a new mortgage with my brother and was wondering if i would have to pay land transfer tax when removing my ex's name, and replacing it with my brothers. his name has to be on the title if I'm getting a mortgage with him.

Your girlfriend will have to sign a quit claim deed in order to remove her name from the property deed. Unless she does so, her name will remain on the property deed.
