What kind of deed should I use to transfer my property into my living trust?

I have three rental properties I want to transfer to my living trust. You suggested a trust transfer deed grant deed or a quitclaim deed. What is the difference between them?

To transfer real estate property to trust I would suggest a trust transfer deed wherein you would sign the deed as a trustor to you as a trustee. This would convey the title free and clear. In comparison, any other deed would merely transfer the title without any clear indication as to who the actual owner is or whether the property has any lien on it.
