Hi,
Your name will remove from deed of trust.
Thanks

Hi Guest,
Gunz is not right in saying so. A deed of trust is related to mortgage. Signing a quit claim deed will not release you from your mortgage liabilities. It will only remove your name from the property deed. If the co-borrower of the loan refinances the mortgage in his name, then you would be able to remove your name from the home loan docs.

when and how can I get soon-to-be ex-husband off of my inheirited house deed on a loan that was used for "equity" purposes and not used to pay for the home. we are seperated and he has left me with the mortgage loan amount to pay. He refuses to pay his half of the loan amount until told to do so by the divorce court
I am on disability and both of our names are on the loan and the deed.
Hi shrop!
Welcome to the forums!
If his name is on the mortgage docs, then he is liable for the mortgage payments. However, if he doesn't pay off his dues and if you want to save the property, then you will have to pay off the mortgage payments. After the divorce court orders, he may start off with the loan payments.
Feel free to ask if you've further queries.
