Three of us – my mother, my wife and I will be on the home mortgage. I am unable to decide about the title of the property. I am confused whether I should go for joint tenancy, Tenancy in common, tenancy in common with rights of survivorship, etc? Is there a way out where I can exclude my mother from property ownership? She has not interest in it.

I guess joint tenancy with rights to survivorship will be a good option in this case. If your mother's name is mentioned on the mortgage docs, then she will have to be on the property title.

It will be better if you could get in touch with a real estate attorney and take his opinion in this regard. He will suggest you what form of ownership will be best suited for you.
