Three of us – my mother, my wife and I will be on the home mortgage. I am unable to decide about the title of the property. I am confused whether I should go for joint tenancy, Tenancy in common, tenancy in common with rights of survivorship, etc? Is there a way out where I can exclude my mother from property ownership? She has not interest in it.

I guess joint tenancy with rights to survivorship will be a good option in this case. If your mother's name is mentioned on the mortgage docs, then she will have to be on the property title.
