i was in a same sex relationship, and bought a house with my partner. we have since broken up. i signed a warranty deed, as my ex-partner was going to refinance. she has decided to post-pone the refinance. what will the lenders do when they learn of the warranty deed? will they ask her to refinance immediately? and, if so, am i legally bound to cover any of the closing costs, including lost equity in the home?
btw, the house was purchased for $340k, it appraised at $313k, and we owe $311k.

The lenders can ask your partner to refinance the loan immediately so that the mortgage gets transferred in her name. You're not bound to cover the closing costs etc. Your partner is refinancing. So she should pay the closing costs.
