hi my husband and i are getting a divorce, are house is pay for. is a quit claim deed a good choice or a warranty deed? i am buying him out. will he have any thing to do with the proptery after this is done.i want the house as if i bought it my self.is that possible suzanne

You have mentioned that the house is paid for and you want to buy out your husband. In that case, I think a warranty deed will be a better option than a quitclaim deed. Once you buy him out and the new warranty deed is recorded at the county recorder's office, then your husband will have no claims on the property.
