I have lived on and paid taxes on a piece of property for over 10 years. My grandmother gave me a quitclaim deed several years ago but I do not have a warranty deed. This property has been in our family for over 70 years. There are other branches of the family who claim part of it by virtue of a will 70 years ago. How can I get a warranty deed on this piece of property?

If your grandmother is still alive and if the property is free and clear, then you can transfer the property to her and she can sign a warranty deed in your favor and return it to you. This will make you the owner of the property. If you've a quit claim deed which declares you as the grantee to the property, then it will take precedence over the will.
