I am buying my father's rental house in seattle with cash. He is clearing title w/our down. What should we record--quitclaim or warranty?

You can use a warranty deed to record the transfer of the property in your name. Once the warranty deed is filled out properly, you will have to notarize it and record it at the county recorder's office. If you do not record it, the deed will not be considered as valid.
